Which Carmel Valley Homes Are in the Torrey Pines High School Boundary?

by Zach Arrington

Updated November 2026

Almost every home in Carmel Valley's 92130 ZIP code is inside the Torrey Pines High School attendance area. The San Dieguito Union High School District draws that boundary as the Del Mar Union, Solana Beach and Rancho Santa Fe elementary school districts (minus the part of Rancho Santa Fe north of Escondido Creek), and by my parcel count 16,918 of the 17,361 homes in 92130, or 97.4 percent, sit in Del Mar Union or Solana Beach. The exception is 443 homes in Poway Unified, and 439 of those are in the Torrey Highlands planning area.

I'm Zach Arrington, Broker Associate with Real, and I work the North County coastal corridor and track the Carmel Valley market closely. This year I represented the sellers of a Pacific Highlands Ranch home on Mill Creek Road and a Carmel Valley home on Caminito Bautizo, and I helped first time buyers relocating from out of the area buy a single family home in Torrey Highlands. Below is how the boundary actually works, the count behind that 97.4 percent, and what to check for a specific address before you write an offer or list.

How the Torrey Pines High School boundary is drawn

The Torrey Pines boundary follows elementary district lines, not neighborhood names. San Dieguito's attendance boundary policy says Torrey Pines High School includes the boundaries of the Del Mar, Solana Beach and Rancho Santa Fe school districts, except the Rancho Santa Fe area north of Escondido Creek, which goes to La Costa Canyon High School. So the practical question for a Carmel Valley buyer is not "which subdivision is this?" but "which elementary district is this parcel in?"

That is why answers built on neighborhood lists go wrong. Carmel Valley is split between two elementary districts, and both of them feed Torrey Pines. The address that falls outside is the one in a different unified district altogether.

Carmel Valley homes by school district, counted parcel by parcel

About 60 percent of 92130 homes are in Del Mar Union, about 37 percent are in Solana Beach, and under 3 percent are in Poway Unified. Here is the split by City of San Diego community planning area:

Planning area (in ZIP 92130)Del Mar UnionSolana BeachPoway Unified
Carmel Valley7,4334,7500
Pacific Highlands Ranch1,1901,4143
Torrey Hills1,27700
Del Mar Mesa56000
Fairbanks Ranch Country Club02370
NCFUA Subarea II0570
Torrey Highlands00439
Black Mountain Ranch001
Total homes10,4606,458443

Two things stand out. Pacific Highlands Ranch is split almost evenly between Del Mar Union and Solana Beach, so two homes a few streets apart can have different elementary districts while sharing Torrey Pines as the high school. And Torrey Hills and Torrey Highlands, two similar names, land on opposite sides of the line.

How I counted: I pulled every assessor parcel record with a 92130 situs ZIP from the public SanGIS parcel layer hosted by SANDAG, kept the ones whose location point falls inside the 92130 ZIP boundary, and counted a record as a home if the assessor lists at least one bedroom. Each condo unit has its own parcel number, so each unit counts once. I then placed each point in the SanGIS elementary, high school and unified school district layers and the City of San Diego community plan layer. These are district boundary layers, not a school assignment tool, so treat the counts as a map of the territory, not a ruling on any one address.

The exception: Torrey Highlands is Poway Unified

The 92130 homes outside Torrey Pines are almost all in Torrey Highlands, which Poway Unified lists among the communities it serves. Those homes are outside San Dieguito entirely, so the Torrey Pines boundary rule does not apply to them. If you are shopping on a ZIP code search, a Torrey Highlands listing with a 92130 address can look like the rest of Carmel Valley on a map but follow a different district's assignments. Poway Unified publishes an address lookup for its schools.

Middle school is where Carmel Valley splits three ways

Inside the Torrey Pines area, San Dieguito's policy assigns grades 7 and 8 to three different middle schools. Pacific Trails Middle School takes the areas served by Ashley Falls and Sycamore Ridge elementary schools in Del Mar Union and by Solana Ranch Elementary in Solana Beach. Earl Warren Middle School takes Del Mar Union west of Interstate 5 and most of the Solana Beach district, except the part of that district the policy calls North City West, which takes in its Carmel Valley neighborhoods, and the Solana Ranch area. Carmel Valley Middle School takes most of the remaining district area east of Interstate 5. If middle school matters to your family, check the specific elementary school assigned to the address, because that drives the middle school answer.

Canyon Crest Academy is a choice, not a boundary

No Carmel Valley address is "in" the Canyon Crest Academy boundary, because it does not have one. The district policy says Canyon Crest Academy and San Dieguito High School Academy are open to a limited number of students living anywhere in the district through an application process. For the coming school year, San Dieguito's published timeline opens the online high school selection window on Friday, January 22, 2027 and closes it on Thursday, February 11, 2027, with any lottery decision on February 19, 2027. The district states that families must currently reside within its boundaries to take part.

What I tell buyers

Verify the school assignment for the exact address before your contingencies expire, not after. San Dieguito's own boundary page says confirmation of attendance boundaries and enrollment eligibility can only come from contacting the school directly, and its online locator is offered as general information. I also tell buyers that a listing description is not proof of assignment, that the board sets boundaries and can change them, and that timing matters: if your child will be an eighth grader this winter and you want to apply to an academy school, the residency rule above means the closing and move in date are part of the plan.

If you are comparing Pacific Highlands Ranch homes, school district is not the only line that changes by street. Special taxes do too; I broke those down in What is the Mello Roos tax in Carmel Valley, and is it ending?

What this means if you are selling

Describe the school district accurately and let buyers verify the rest. For most 92130 sellers, the elementary district and the Torrey Pines attendance area are facts you can state from published boundaries. Avoid promising a specific school assignment in marketing, and if your home is in Torrey Highlands, make sure the listing does not imply San Dieguito schools. Getting this right up front prevents a buyer from discovering a mismatch during escrow.

Where this answer applies and where it doesn't

This applies to homes with a 92130 address inside the 92130 ZIP boundary, which covers most of what people call Carmel Valley plus Torrey Hills, Del Mar Mesa, Pacific Highlands Ranch and part of Torrey Highlands. ZIP codes do not match neighborhood lines exactly, and some homes people describe as Carmel Valley carry a different ZIP. It does not decide which elementary school within Del Mar Union or Solana Beach serves a home, it does not cover interdistrict or intradistrict transfers, and it reflects district boundary layers as of November 2026.

Frequently asked questions

Is all of Carmel Valley in the Torrey Pines High School boundary?

Nearly all of it. Homes in the Del Mar Union and Solana Beach elementary districts are in the Torrey Pines attendance area under San Dieguito's policy, and that covers 97.4 percent of 92130 homes by my count. The main exception is the Poway Unified portion of Torrey Highlands.

Is Pacific Highlands Ranch in the Torrey Pines boundary?

Yes, the Pacific Highlands Ranch homes in 92130 are in Del Mar Union or Solana Beach, so they fall in the Torrey Pines attendance area, apart from 3 homes that map to Poway Unified. The neighborhood is split between the two elementary districts, roughly 1,190 homes in Del Mar Union and 1,414 in Solana Beach.

Is Torrey Highlands in San Dieguito Union High School District?

The 92130 portion of Torrey Highlands maps to Poway Unified, not San Dieguito, so Torrey Pines High School is not its boundary school. Poway Unified lists Torrey Highlands among the communities it serves and offers an address lookup for school assignments.

What is the difference between Torrey Hills and Torrey Highlands for schools?

Torrey Hills is in the Del Mar Union elementary district, which feeds the Torrey Pines attendance area. Torrey Highlands is in Poway Unified. The names are similar, so always confirm the district for the exact address.

Can you get into Canyon Crest Academy by buying in Carmel Valley?

Buying anywhere in the district makes a student eligible to apply, but Canyon Crest Academy has no attendance boundary. Enrollment is through the district's annual high school selection process, which for the coming year runs January 22 through February 11, 2027, and families must currently reside in the district to take part.

Which middle school does a Carmel Valley home go to?

It depends on the elementary area. Under San Dieguito's policy, the Ashley Falls, Sycamore Ridge and Solana Ranch elementary areas go to Pacific Trails Middle School, most of the rest of Carmel Valley east of Interstate 5 goes to Carmel Valley Middle School, and Earl Warren Middle School serves Del Mar Union west of Interstate 5 and most of the Solana Beach district outside Carmel Valley.

How do I confirm school boundaries for a specific Carmel Valley address?

Use the San Dieguito school locator for a first look, then confirm with the school, since the district says only the school can confirm boundaries and eligibility. For a Torrey Highlands address, use Poway Unified's address lookup.

Do school boundaries in Carmel Valley ever change?

They can. San Dieguito's policy says the board establishes attendance boundaries to balance enrollment across campuses, so a boundary that applies today is not a permanent guarantee for a future buyer.
