San Diego Market Report 11/04/26
San Diego Is Expensive. But Compared to Where?
Location, Location, Perspective
California claimed 69 spots on PropertyShark’s 2026 list of the nation’s 122 most expensive ZIP codes. Six were in San Diego County, led by Rancho Santa Fe (No. 14), followed by Del Mar (No. 22), Coronado (No. 29), Solana Beach (No. 35), La Jolla (No. 39) and Cardiff (No. 44).
The rankings reflect completed sales from January through September, with local median prices ranging from $2.3 million to $4.44 million.
But here’s what the headline misses: expensive is relative.
Compared with Cleveland or Birmingham, San Diego looks costly. Compared with California’s most exclusive neighborhoods, parts of our county can look considerably more accessible. Atherton, ranked No. 1 among California’s most expensive communities, had a median sale price topping $10.7 million.
Even within San Diego, a coastal address and a neighborhood a few miles inland can offer very different possibilities for the same budget.
That’s why choosing an agent means choosing someone who understands the differences between neighborhoods, property types and even individual streets.
Wondering where your budget could take you? Let’s compare the locations that fit your lifestyle and find where your money works hardest. Real estate has always been about location, location, location.
