San Diego Market Report 02/04/26
Less pressure, more choice, and smarter opportunities for buyers and sellers
California just reclaimed its spot as the world’s fourth largest economy, producing more than $4.2 trillion in annual output. That matters because housing markets do not operate in isolation. They rise and fall with jobs, income growth, and long term confidence.
Over the past few years, chaos ruled. Rapid price jumps, bidding wars, and rushed decisions became the norm. As we move into 2026, that pressure is easing. In its place is something healthier: stability paired with opportunity.
According to Redfin, most California markets now have more sellers than buyers, San Diego included. Buyers are no longer forced to sprint. They can take time, negotiate repairs or credits, and make decisions that align with their long term goals.
For sellers, this market rewards preparation and realism. Well priced and well presented homes are still selling. The difference today is that strategy matters again.
San Diego continues to stand out thanks to its diverse job base, lifestyle appeal, and limited long term supply. This is not a market defined by fear or hype. It is a market defined by clarity.
