The New Rules of Real Estate

Over the past week, I came across several articles that all seemed to ask the same question from different angles.

Is buying a home still worth it?

One article questioned whether homeownership is still the best way to build wealth. A second suggested first time homebuyers are becoming increasingly discouraged. A third article suggested slower population growth could reduce housing demand over the next decade.

Reading them together, I realized they were all pointing to one mega trend.

The housing market is playing by new rules.

The Bigger Picture

Real estate was never meant to outperform the stock market over a few years. One article featured a homeowner who regretted buying because he believed investing his down payment into companies like Nvidia or Meta would have produced a much larger return.

Maybe it would have.

But comparing a home to one of the best performing stocks of the decade misses the point.

A home provides something entirely different. Stability. Leverage. Predictable housing costs. The ability to build equity over decades while creating a place to live and raise a family. Those benefits simply can't be measured by comparing a home's appreciation to the S&P 500.

COVID Changed Everything

I think many people are still comparing today's market to what we experienced during COVID.

Ultra low mortgage rates, bidding wars, and double digit appreciation reflected extraordinary conditions that were never going to last forever.

In many ways, COVID turned the housing market on its head. Today's market isn't a step backward. It's a return to something much more normal.

Today's market is more balanced and offers opportunities for both buyers and sellers.

Buyers have more inventory, greater negotiating power, and more time to make thoughtful decisions. Sellers can still achieve excellent results, but pricing and presentation matter more than they have in years.

What This Means for San Diego

Here in San Diego, I'm seeing exactly that.

Some of my buyers are finally able to negotiate credits and repairs that would have been unheard of just a few years ago. At the same time, well prepared and properly priced homes are still attracting strong offers and selling successfully.

The biggest mistake I see people making right now is asking, "Is now a good time to buy?"

I actually think that's the wrong question.

The better question is, "Does buying or selling make sense for my situation?"
