San Diego has become a hyperlocal housing market

Historically, San Diego was divided into four broad real estate markets: North County, Central San Diego, East County and South County. Today, those larger markets have evolved into dozens of distinct micro markets, each behaving differently.

One County, Very Different Markets

Across San Diego County, home prices are essentially flat compared with last year, up just 0.4%, with homes selling in about 23 days on average.

That is useful context, but the differences become much more meaningful at the local level.

In North County, Encinitas prices are up 6.4% from last year, with homes selling in about 16 days. San Marcos, also in North County, is down 4.7%, with homes taking around 36 days to sell.

East County shows a similar variation. La Mesa is up 6.8% year over year, while El Cajon is down 2.1%.

In Central San Diego, North Clairemont is up 3.5%, while North Park is down 13.6%. In South County, Chula Vista is up 2.1%, compared with a 9.6% increase in Imperial Beach.

These numbers can be influenced by the types and price points of homes sold during any given period, but the broader takeaway is important: location within San Diego is increasingly important when evaluating today's market.

What This Means for Buyers and Sellers

The same dynamics extend beyond geography. A detached home can experience different demand than a condo nearby. Entry level homes can behave differently than luxury properties. Even two neighboring communities can have different inventory levels, buyer pools and market times.

For sellers, understanding your specific competition is critical to pricing and positioning a home correctly.

For buyers, knowing the conditions within each micro market can identify where there is more negotiating room and where competition remains strong.

Countywide statistics still provide valuable context, but real estate decisions are ultimately made at the neighborhood level.

In today’s market, understanding those local nuances is where opportunities are created.
