San Diego Market Report 01/14/26

WEEKLY SAN DIEGO REAL ESTATE UPDATES | JAN 14th, 2026

San Diego's unemployment rate just fell to 4.6 percent after peaking at 5.2 percent this summer. That drop matters, not because it signals a surge, but because it shows something far more valuable in today's environment: stability.

What does this stability mean for San Diego?

Across the country, job growth is slowing and grabbing national attention, while California overall still has a higher unemployment rate than San Diego. Yet locally, the trend is moving in the right direction, and the types of jobs being added tell an important story.

The biggest gains in San Diego came from retail, education, healthcare, government, hospitality, and professional services. These are not speculative or venture dependent roles. They are the backbone of a functioning local economy. When those sectors grow, it creates a buffer against sharp housing swings.

At the same time, construction and manufacturing pulled back. That may sound negative, but in housing terms it often means fewer rushed projects and less excess inventory entering the market at the wrong time. Slower building paired with steady employment tends to support prices rather than pressure them.

San Diego is also adding jobs at a faster annual pace than last year, even as national job growth has cooled significantly. That divergence is one reason our market has remained more resilient than many expect. We are not immune to broader trends, but we are better insulated than most regions.

What does this mean for you?

The truth is that growing stability creates opportunity, but only for people who know how to recognize it early and act intentionally.

In markets like this, the biggest wins rarely come from chasing headlines. They come from smart pricing, disciplined timing, and understanding which neighborhoods and property types benefit first as conditions steady.

For some homeowners, that means knowing when to hold, when to sell, and how to position a property to attract serious buyers instead of sitting on the sidelines. For buyers, it means identifying opportunities before competition fully returns and structuring offers that make sense in a stable, not frantic, market.

San Diego's job market is laying the groundwork for a healthier real estate environment. The key is having an honest conversation about how to take advantage of that stability based on your goals. That is exactly where I help my clients win.

My clients always come first, my 5 star reviews tell the story.
