What Do Homes and Condos Sell for in Solana Beach in 2026?
Updated October 2026
In the 12 months ending September 2026, single family homes in Solana Beach ZIP code 92075 sold for an average of about $3.68 million across 66 closed sales, and condos and townhomes averaged about $1.81 million across 69 closed sales, based on San Diego MLS figures. A single month tells you much less here, because so few homes trade: September 2026 had 8 house sales with a median of $2,812,500 and only 3 condo sales with a median of $1,740,000. The number of sales in the period you look at, and whether you are comparing houses or condos, changes the answer more than anything else.
I'm Zach Arrington, Broker Associate with Real. I work the North County coastal corridor from Carmel Valley to Cardiff by the Sea and track the Solana Beach market closely, so this is the same breakdown I would walk a buyer or seller through before we talk about a specific property. Below are the 12 month numbers, why one month can mislead you, how Solana Beach compares with Del Mar and the county, and what to check before you price or offer.
Solana Beach prices over the last 12 months, houses versus condos
Both property types sold for more on average in the 12 months ending September 2026 than in the 12 months before, but house sales rose while condo sales fell.
| ZIP 92075 | Houses, Oct 2025 to Sep 2026 | Houses, Oct 2024 to Sep 2025 | Condos and townhomes, Oct 2025 to Sep 2026 | Condos and townhomes, Oct 2024 to Sep 2025 |
|---|---|---|---|---|
| Closed sales | 66 | 56 | 69 | 83 |
| Total sale volume | $243.1 million | $186.6 million | $124.7 million | $127.9 million |
| Average sale price | $3,683,978 | $3,332,476 | $1,807,273 | $1,540,812 |
That works out to house sales up 17.9 percent and the average house price up 10.5 percent, while condo sales were down 16.9 percent and the average condo price was up 17.3 percent. How I built this: I added up the monthly closed sales and sale volume that the San Diego MLS market statistics tool reports for ZIP 92075, then divided total volume by total sales for each 12 month period. It is an average, not a median, so a handful of large sales can pull it up. In January 2026, for example, just 4 houses closed in 92075, for a combined $26.35 million.
Why one month of Solana Beach data can mislead you
Monthly medians in Solana Beach rest on so few sales that one closing can move them by hundreds of thousands of dollars. Here is September 2026 next to September 2025, straight from the San Diego MLS tool.
| ZIP 92075 | Houses, Sep 2026 | Houses, Sep 2025 | Condos, Sep 2026 | Condos, Sep 2025 |
|---|---|---|---|---|
| Closed sales | 8 | 9 | 3 | 13 |
| Median sale price | $2,812,500 | $3,000,000 | $1,740,000 | $1,225,000 |
| Median days on market | 51 | 23 | 23 | 17 |
| Sale to list price ratio | 96% | 99% | 97% | 98% |
| Average sale price per square foot | $1,475 | $1,365 | $978 | $1,099 |
Three of those four months had fewer than 10 closed sales, and none had more than 13, so I would not read a trend into any of them. The condo median jumped 42 percent year over year on just 3 sales, while the condo price per square foot went down. That is a sample size story, not a market story. For comparison, San Diego County recorded 1,185 single family sales in September 2026 at a median of $1,075,000 and 593 condo and townhome sales at a median of $650,000.
How Solana Beach compares with Del Mar and the county
Solana Beach houses averaged about 2.6 times the countywide house average over the same 12 months, and Solana Beach condos averaged about 2.3 times the county condo average.
| Oct 2025 to Sep 2026 | House sales | Average house price | Condo and townhome sales | Average condo price |
|---|---|---|---|---|
| Solana Beach, ZIP 92075 | 66 | $3,683,978 | 69 | $1,807,273 |
| Del Mar, ZIP 92014 | 122 | $4,880,613 | 45 | $1,635,928 |
| San Diego County | 15,659 | $1,433,863 | 7,670 | $788,023 |
So on these numbers, houses in 92014 averaged more than houses in 92075, while condos in 92075 averaged more than condos in 92014. Keep in mind that a 92014 mailing address is not always inside the City of Del Mar, which I explain in Is a Del Mar 92014 Address Actually in the City of Del Mar?
Solana Beach is a condo market as much as a house market
In every calendar year from 2022 through 2025, more condos and townhomes than houses sold in 92075, which is very different from the county as a whole.
| ZIP 92075 | House sales | Condo and townhome sales | Condo share of sales |
|---|---|---|---|
| 2022 | 65 | 71 | 52.2% |
| 2023 | 59 | 79 | 57.2% |
| 2024 | 59 | 83 | 58.5% |
| 2025 | 57 | 84 | 59.6% |
| Oct 2025 to Sep 2026 | 66 | 69 | 51.1% |
Countywide, condos and townhomes were 32.9 percent of the 12 month total. In Solana Beach the number of sales each year has stayed in a narrow band of 135 to 142, so the real shift lately is in the mix: more houses and fewer condos changed hands.
Where these numbers apply, and where they don't
These figures cover MLS sales with a 92075 ZIP code, split into the MLS single family and condo or townhome categories. ZIP codes do not match city or neighborhood lines exactly, but 92075 comes close: in the public SanGIS parcel layer hosted by SANDAG, 3,369 of the 3,392 distinct land parcels with a 92075 situs ZIP, or 99.3 percent, list the City of Solana Beach as their jurisdiction. The numbers do not include homes sold off the MLS, and they do not describe Del Mar 92014, Encinitas 92024, Cardiff by the Sea 92007 or Rancho Santa Fe 92067 and 92091, which have their own figures. An average for the whole ZIP also says nothing about a particular street, building or view.
What this means if you are selling
If you are selling in Solana Beach, price against recent sales of your own property type, and ideally your own building or street, not against a ZIP average. A house and a condo here are different markets with different buyers. The September 2026 house sales closed at 96 percent of list price with a median of 51 days on market, compared with 99 percent and 23 days a year earlier. With only 8 sales I would not call that a shift, but it is a reminder that an ambitious list price can cost you time. Before listing, I would pull every comparable sale of the same type from the last 6 to 12 months, look at how long each one took, and check whether the best ones sold close to their original list price or after reductions.
What I tell buyers
If you are buying in Solana Beach, treat the averages as a starting range, then narrow it down to the property type and location you actually want. A few large house sales can lift the ZIP average far above what a typical home brings. For a condo, the building matters as much as the unit, so plan to review the HOA budget, reserves, rules and any special assessments during your contingency period. And since monthly numbers bounce around, ask for the last 12 months of comparable sales before you decide what to offer.
If you want the comparable sales for a specific Solana Beach home or condo, I'm happy to pull them and walk you through what they mean for your price, your timing and your plans.
