San Diego Home Prices Are Rising—Here's Why
San Diego's housing market continues to defy broader trends, with home prices rising in February despite economic uncertainty and fluctuations in mortgage rates. The median price of a single-family home hit $1.04 million, up 1% from January and 6.1% from last year. While the rest of California saw a slight month-over-month dip, San Diego's limited housing supply keeps prices on an upward trajectory.
Why Is This Happening?
San Diego's real estate market is uniquely resilient due to a simple economic principle: supply and demand. Our population exceeds 4 million people, yet we only have about 1.4 million housing units. Unlike other parts of California, we have very little room for new development—we're bordered by the ocean, mountains, military bases, and the U.S.-Mexico border. With limited inventory and no easy way to add more homes, prices continue to rise as demand remains strong.
