Important Updates on Real Estate Changes Impacting Buyers
As of August 17th, new rules require all buyers to sign a formal agreement before touring homes. This document ensures that I can continue showing you properties. It outlines the requirements for representing buyers and new buyer commission rules. In the future, when you schedule showings with me, you will receive an electronic signature request with the buyer's agreement.
In the past, listing and buying agents' commissions were coupled. Now, it will be more common for buyers' agent commissions to be negotiated separately while making an offer instead of before the home is placed on the market.
On average, buyer's agents spend about 80 hours working with one client, while listing agents typically spend around 40 hours per client. The need for a knowledgeable and experienced buyer's agent is now more critical than ever, especially in a competitive market like ours. Having an expert to guide you through the intricacies of the market and each step of the home-buying journey means you can overcome the hurdles that arise during the process.
