San Diego is currently ranked as the fourth top location nationwide for life sciences and bioscience, and this ranking is set to rise even higher. With over 5 million square feet of lab space under construction, of which 30% is already preleased, our city is experiencing unprecedented growth in this sector. Adding to this momentum, a state-of-the-art 1.7 million square foot waterfront campus dedicated to life sciences is underway in downtown San Diego. Already over 50% leased, this development promises to solidify further our city's position as a hub for innovation in the life sciences industry. Additionally, construction is progressing on a 520,000-square-foot facility in Carmel Valley, which has been fully leased, with Pfizer securing almost half of the space for the next 15 years. With this new addition, Pfizer's presence in San Diego now spans nearly 1 million square feet of lab space, representing a significant portion of our county's under-construction facilities.
