San Diego Real Estate Market Update – Prices on the Rise!

April's data shows a strong seller's market with rising prices and faster sales – act now!
I wanted to share some critical insights from April's San Diego real estate market. The market remains highly competitive, with notable changes in sales volume, average prices, and days on the market.
Rising Prices:
Detached homes: Average price up 7.9% from March and 11.9% from last year.
Attached homes: Average price is up 3.6% from March and 10.9% from last year.
Faster Sales:
Detached homes: Average days on the market down 10.3%.
Attached homes: Average days on the market down 9.7%.
Increased Sales Volume:
Detached homes: Up 11.9% from last year.
Attached homes: Up 15.6% from last year.
Despite a slight increase in transactions (7,185 this April vs. 7,103 last year), the substantial rise in sales volume is driven by rapid market appreciation. This confirms we are still in a strong seller's market.
