Clairemont Growth: What It Means

Clairemont's new growth plan is now official.

San Diego City Council approved the updated blueprint this week, replacing a plan that had not changed since 1989. While some neighborhoods are slated for dramatic growth, Clairemont's plan is one of the most restrained updates the city has approved.

Here's the key takeaway.

Growth is being pushed almost entirely into commercial corridors, not single family streets. Morena Boulevard, Genesee Avenue, and areas near the trolley line are where new housing is expected. Older shopping centers are planned to evolve into mixed use villages with housing above retail, new parks, and improved transit access.

Most single family neighborhoods remain largely untouched.

That is a big deal. This plan favors predictable, concentrated growth over the scattered density that raised concerns in recent years. It protects neighborhood character while still meeting the city's housing requirements.

The plan also includes real infrastructure commitments like a new fire station, added parks, safer bike and bus lanes, and future transit connections. Those improvements tend to support property values, not undermine them.

Yes, building heights will increase in targeted areas, generally between 40 and 65 feet, mostly along transit corridors. That change is intentional and required under state housing law.

One important reality check.

Zoning capacity does not equal immediate construction. City leaders were clear that development will be slow, selective, and spread over decades.

Bottom line.

Clairemont is not being overbuilt. It is being planned.
