San Diego real estate is shifting. Here is my take.

San Diego is moving into a healthier and more balanced market. The frenzy has dissipated and what we have now is a steady environment that creates real opportunity for both buyers and sellers. Statewide sales picked up in October and Southern California posted solid gains. San Diego led the region with a six percent increase year over year which confirms that demand here remains strong.

Pricing

Prices tell a softer story but not a negative one. The median price in San Diego dipped from one million ten thousand to nine hundred eighty five thousand. This is more about the mix of homes selling than a loss in value. San Diego remains a premium market and buyers are still willing to pay for quality. What we are seeing is a natural reset that helps restore affordability without changing the long term strength of the region.

Inventory

Inventory has barely moved. San Diego sits at just under three months of supply which is almost identical to last year. This stability keeps us from swinging into a fully buyer controlled market. It also gives sellers confidence that well prepared homes will receive attention. Nothing is sitting unless it is overpriced or poorly presented.

Homes are taking a little longer to sell, moving from twenty days to twenty five days on average. This simply reflects a return to normal pacing. Buyers get a little more time to make decisions and sellers benefit when they price correctly from day one.

What does this mean for you?

Looking ahead the forecasts point to a mild correction rather than a crash. Zillow projects a one to two percent dip in values over the next year. National analysts expect sales volume to rise in both 2025 and 2026. If mortgage rates ease as predicted, demand in San Diego will accelerate quickly.
