Real Estate Is About More Than the House

The Cambridge School recently received approval to build a new 6.5 acre campus in Del Sur, with plans for classroom buildings, athletic facilities, parking for nearly 400 cars, and capacity for more than 660 students.

On the surface, it is a story about a private school expanding.

From a real estate perspective, I think it is much more interesting than that.

Neighborhoods Are Constantly Evolving

When most people evaluate a home, they naturally focus on what already exists. Schools, restaurants, traffic, parks, shopping, and commute times all play a role.

But some of the most important changes to a neighborhood are the ones that have not happened yet.

A project of this size could bring hundreds of families into Del Sur every day. That may create additional traffic around Camino Del Sur, but it also adds another major amenity to an area that already attracts a lot of families.

Neither of those things automatically means home values go up or down. The impact can be different from street to street and buyer to buyer.

That is exactly why local knowledge matters.

What Buyers and Homeowners Should Watch

A new school is only one example. New retail, road improvements, parks, housing developments, employers, and major construction projects can all change how desirable an area feels over time.

Sometimes those changes create an opportunity. Other times they introduce something a buyer would rather avoid.

And in a market as localized as San Diego, a development a mile away can matter much more than whatever is happening nationally.
