San Diego Market Report 01/21/26

WEEKLY SAN DIEGO REAL ESTATE UPDATES | JAN 21st, 2026

San Diego's Steady Strength in a Shifting Housing Market

Headlines can make California real estate feel uncertain. One click down, data indicators like renting, buying, and holding homes tell the real story. San Diego stands alone.

Rentals Prove Consistent Demand

Start with rentals. Vacant apartments in San Diego are renting in roughly 29 days. That is faster than the national average and still quicker than the long term norm. Even with more inventory and higher rates, well priced rentals do not sit. That consistency signals real demand driven by people who need to live here, not speculation.

Once In, Owners Tend to Stay

Now look at ownership. The typical San Diego homeowner stays in their home for about 11 years, placing us among the longest holding periods in the country. People stay for a reason. Climate, lifestyle, career diversity, long term opportunity, and accumulated equity all play a role.

Our military presence does add some natural turnover, but even with that factor included, homeowners here still stay longer than most Americans.

What This Means for Sellers

These indicators matter for sellers. Long ownership means fewer homes come to market, and fewer listings create natural scarcity. That scarcity is why even in slower years, San Diego prices tend to bend, not break.

What Buyers Need to Understand

For buyers, this explains why waiting for a dramatic collapse rarely works here. Low turnover and steady demand mean opportunities exist, but they reward decisiveness, preparation, and smart negotiation rather than hesitation.

Migration Is Stabilizing, Not Accelerating

Finally, migration. California is still losing residents overall, but the pace of outflow slowed in 2025. More importantly, San Diego continues to attract lifestyle and career driven residents who can afford to be here.

Put it all together and the takeaway is clear. Homes rent quickly. Owners stay longer. Demand is adjusting, not disappearing.

San Diego is an incredibly durable real estate market.

If you are considering a move this year, whether buying, selling, or simply planning ahead, understanding these dynamics is where smart decisions begin.

My clients always come first, my 5 star reviews tell the story.
