Investors are betting big on the San Diego Real Estate Market

Did you know that 25% of all affordable homes in San Diego were sold to investors last quarter?
According to Redfin data, in Q4 of last year, 25% of affordable homes were sold to investors. It is likely that these homes will be rented and will not be back on the market for the foreseeable future.
The data becomes even more interesting when compared to national averages. Nationally, the number of single-family affordable homes sold to investors also rose in Q4 of last year. However, nationally, investors paid $453,271, while in San Diego, the average purchase price for an investor was $915,000. Investor costs in San Diego were more than double the national average.
There are various reasons for the increased purchase price in our San Diego market, from weather to our population growth to our solid rental market. Anyone looking to purchase a home in San Diego competes with other buyers in the market, as well as investors who tend to have a much longer outlook on the property than a traditional buyer.
This increase in investor-purchased properties can also be attributed to the attractiveness of lower-priced properties amidst elevated home prices and borrowing costs. That is why investor purchases surged year over year in San Diego County and neighboring Riverside County.
