Home prices were up in 2023 but what does that mean for 2024?

Did we end 2023 at new all time highs?
In 2022, the average home price was $1,249,893, and the average condo was $740,694; however, in 2023, they were $1,291,119 and $766,435, both showing a growth of over 3% in a year.
The number of total sales is down over 20% in both condos and single-family homes. With fewer homes on the market, buyers were forced to compete over the few houses, the main reason for the 3% increase over the last year.
We are already beginning to see the start of the rush 2024 will bring. In less than a week, my team went from 3 inbound leads a day to 13, or a 333% increase in new buyers entering the market. On average, these leads will take 60-90 days to convert, meaning April and May will be the start of the 2024 uptick.
