Major Changes to Midway Rising Project and Its Impact on San Diego Real Estate
The Midway Rising project in San Diego's Midway District initially planned to include a new arena, commercial space, parks, a hotel, and 4,250 residential units. Now the updated plan has dropped 250 middle-income housing units and a 200-room hotel due to financial and site constraints.
Despite these changes, the project will still feature over 4,000 homes, including 2,000 affordable units—making it the largest affordable housing project in California state history—and a world-class entertainment center, with construction expected to begin in 2026.
The project is expected to significantly impact real estate values by increasing demand due to enhanced amenities and commercial development. The inclusion of affordable housing will provide much-needed options for lower-income families, though the removal of middle-income units could limit housing diversity.
The development is likely to attract businesses and boost economic activity, further driving up property values. However, potential gentrification and the mixed impact of affordable housing need to be monitored to ensure balanced growth in the area. With the arena as a centerpiece of the entertainment center, this project promises to transform the Midway District into a vibrant community hub. Investors and prospective homeowners alike may find it advantageous to consider getting involved before property values rise further.
Do you think San Diego will be able to land a world-class professional sports team to play in the new arena?
