36 new homes proposed—why it matters in San Diego's tight market.

Spring in SD New Homes in Oceanside: A Rare Opportunity A new development is on the horizon in Oceanside: 36 single-family homes are proposed for a 4-acre parcel near I-5 and Route 78, just west of the Walmart center. Six of these homes are designated as affordable housing, which allows the developer to increase density under California's bonus law — meaning smaller lot sizes, reduced setbacks, and more housing in a space that typically wouldn't allow it. Homes will range from 1,680 to 2,360 square feet, each with four bedrooms, attached garages, and 18 guest parking spots on a private drive. The project is still under review, but it's already drawing attention. Here's why this matters: 1. New Construction = Rare Gold in San Diego In a county where most housing stock was built decades ago, brand-new homes are few and far between. Buyers love them for their energy efficiency, lower maintenance costs, and the peace of mind that comes with builder warranties. These features are especially appealing to first-time buyers and investors looking to minimize short-term repair expenses. 2. Demand vs. Supply Is Completely Out of Sync Across all of San Diego County, only a tiny fraction of listings are new construction — and demand almost always outpaces supply. It's common to see lotteries, waitlists, and homes selling out before they're even publicly listed. If you're not working with someone who tracks these releases in real time, the opportunity is often gone before you even know it existed. 3. The Value of Early Access Getting in early on a project like this means more than just picking your favorite lot. It's a strategic move: you're more likely to lock in favorable pricing, negotiate upgrades, and skip the buyer frenzy that usually kicks in once models open and the community gets traction. 4. Why the Right Agent Makes All the Difference Staying ahead of projects like this is part of what I do every day — whether it's new construction, off-market deals, fixer opportunities, or smart investments. If you want someone who knows the landscape before it hits the MLS, you already know who to call. I'm happy to chat about how to make your next move a smart one — and a stress-free one, too.
